A new Bethesda mixed-use development has partnered with the Strathmore to appeal to aspiring culture vultures.

The big picture: Luxury apartment buildings with their pet-washing stations and rooftop pools are now a dime a dozen around D.C. This means some are in an amenities arms race to differentiate themselves by offering increasingly elaborate and unique add-ons.

  • Cue the new NoMa building with a Japanese-inspired tea room, or the Southwest building that comes with a Rubell Museum membership.

State of play: The new commercial and residential development Strathmore Square, which recently celebrated the grand opening of its first phase, is aiming to stand out by emphasizing a connection to the arts, per releases shared with Axios.

Its residential buildings, now available to rent, are named Ravel, after French composer Maurice Ravel, and Royale, after a ballet move — the latter being a nod to a CityDance Conservatory site also located in the new development.

  • Residents automatically become Strathmore members, gaining access to advance tickets, as well as a curator who’ll help you design your ideal Strathmore concert season.
  • Also included: access to private Strathmore concerts, reserved seating and discounts, and free concerts and performances throughout the neighborhood, plus free classes at CityDance.

The development also comes with a 1.25-acre park.

Zoom in: Two-bedroom units at Ravel start at $4,631, and studios at Royale start at $2,166.

What we’re watching: Once Strathmore Square’s phase two development is completed in 2027, it will bring an extra 400 residential units and 10,000 square feet of retail, per a spokesperson.
