Metro and Partners Launch Senior Living Project at Grosvenor Strathmore

The Reserve at Strathmore Square

A new senior living community is officially underway at Grosvenor Strathmore, where Metro, Fivesquares Development, and Experience Senior Living held a ceremonial groundbreaking on December 10 for The Reserve Strathmore Square.

The 20-story project will bring 220 residences, ground floor retail, and a prominent location overlooking a new civic green. The community is being developed by NexCore Group and will be operated by Experience Senior Living, giving older adults direct access to transit and the cultural amenities surrounding the Strathmore campus.

Metro General Manager and CEO Randy Clarke said the project highlights how transit oriented development can improve quality of life and expand mobility options. He noted that placing senior housing steps from the Red Line creates new opportunities for independence and access to essential services. Clarke also thanked the Montgomery County Council for its leadership and support, which he said played a key role in moving the project forward.

Montgomery County Council Member Kate Stewart said the development reinforces the county’s commitment to building communities where residents of every age can thrive. By pairing new senior housing with access to transit and the arts, Stewart said the project strengthens connection, opportunity, and long term stability for older adults in the region. She added that it represents thoughtful planning that prioritizes people.

Developers emphasized the location’s advantages. Bill Maggard, Senior Vice President of Real Estate Development at NexCore Group, described the site as one of the best senior living locations in the region and possibly the country because of its proximity to culture, open space, and transit. Positioned within the Strathmore Square master planned community, he said The Reserve will offer an active and engaging environment that reflects how today’s older adults want to live.

The Reserve Strathmore Square is the second phase of the larger Strathmore Square development. The master plan includes six phases and was envisioned by Fivesquares Development. The first phase, which featured two apartment buildings with 220 units, opened in fall 2024. When the entire project is complete, Strathmore Square will include a total of 2,120 residential units and 131,000 square feet of retail, creating a vibrant mixed use district centered on culture, design, and accessibility. Metro noted the broader value of these types of projects across the region. So far, the agency and its partners have completed 59 joint developments at 32 stations, generating more than 220 million dollars per year in tax revenue. Future development potential across the Metro system could bring in an additional 300 million dollars annually as transit oriented projects continue to grow.
